How it works
From the first message to getting paid
Selling a house to us is simple on purpose. Here is every step, who does what, and what it costs, so nothing surprises you.
- A written cash offer
- No repairs or cleaning
- No showings
- No agent commission charged to you
- You pick the closing date
You pick the day.
The process
Seven steps, and you set the pace
You send the address
Use the form on this page or email us. An address and a good phone number are enough to start. Add anything you want us to know.
You · about a minuteA short call
We call or text to ask a few questions: the condition of the house, whether it is empty, rented or lived in, and when you would like to be done. Ask us anything too.
Both of us · a few minutesWe look at the house
One walkthrough at a time that suits you, or photos and a video call if that is easier. That is the only visit. No open houses and no strangers.
Us · onceYou get a written offer
The price, the closing costs and who pays them, and who is buying, in plain numbers. Read it, share it with family, and ask how we got there.
Us · in writingYou pick the closing date
If the offer works for you, we sign a purchase contract with the date you choose. If it does not, you say no and that is the end of it.
You · your callA licensed title company handles the closing
A title company or closing attorney checks the title, prepares the documents and holds the money, like any other Florida sale. We do not hold your money.
Title company · until closingYou get paid at closing
Once everything is signed, the title company pays out the sale, including your proceeds, usually by wire or check. Then you hand over the keys.

Money and costs
What is in the offer
You see every number before you sign. Nothing is added at the end.
Written into your offer
- The price we will pay for the house as it is
- The closing costs, and which side pays each one
- No agent commission charged to you
- The closing date you picked
- Who is buying: us, or one of our investor partners
Paid out at closing, as in any sale
- Any mortgage or loan on the house is paid off from the sale
- Any liens the title search finds are settled
- Property taxes are usually split by date between buyer and seller
- The rest is yours, paid by the title company
The title company prepares a settlement statement that lists every number line by line. Read it, and ask them or us about anything that does not match the offer.
Who actually buys your house
We either buy your house ourselves or bring in one of our investor partners to close. You'll know which before you sign, and the price in your contract doesn't change.
Sometimes we close on the house ourselves. Sometimes we put it under contract and then bring in one of our investor partners to close, which is called assigning the contract. Either way, you sign one contract with one price, the title company handles the closing, and you will be told which it is before you sign.
If you change your mind
Before you sign a contract, nothing happens. You can ask for an offer, read it, think it over and say no. There is no fee and no obligation, and we will not keep calling.
After you sign, the contract sets out what each side can and cannot do, like any real estate contract. That is why we want you to read it closely first, and why you are welcome to have your own attorney or agent look at it.
What we are, and what we are not
We are a home buyer. We are not a real estate brokerage: we do not list or market your house, and we do not represent you. Our interest is in buying the house, so ask all the questions you need.
Questions about the process
How long does the whole thing take?
It depends mostly on the date you pick and on the title work. You choose the closing date, and the title company tells us both if anything in the title needs to be sorted out first.
Do I have to be there for the walkthrough?
No. Someone you trust can let us in, or you can send photos and walk us through on a video call.
Can I have my own attorney look at the contract?
Yes, and we encourage it. Nothing is final until you sign.
Who holds the money?
The title company or closing attorney, not us. They pay out the sale at closing, including your proceeds.
