Where Broward keeps its records

The Broward County Property Appraiser lists the owner, year built and assessed value for every parcel. Unlike many Florida counties, in Broward deeds and other official records are recorded by the county’s Records, Taxes and Treasury Division, not by the Clerk of Courts.

You do not need to do anything with either office to sell to us. The title company searches the records before closing. But it is useful to know where to look.

East Broward and west Broward

East of I-95, cities like Fort Lauderdale, Hollywood and Pompano Beach have older houses, canal homes and condo buildings from the 1960s and 1970s, many now dealing with Florida’s milestone inspection and reserve rules. Further west, Plantation, Coral Springs, Pembroke Pines and Miramar grew later, with more HOA communities, townhouses and 55-and-over condos.

Both halves come with their own questions. We work through them in the offer instead of asking you to fix things first.

Selling without the usual work

No repairs, no cleaning and no showings. You tell us about the house, we send a written offer, and you decide. If you accept, the closing happens on the date you pick.

Selling a home you no longer live in

Some Broward owners are selling from somewhere else: a parent’s condo, a former home now rented, a seasonal place. You can do most of the sale with us by phone and email, and sign closing documents with a mobile notary near you, depending on what the title company allows.

Selling in Broward County: questions

Do you buy everywhere in Broward?

We look at houses, condos and townhouses across the county. If your city is not listed here, send us the address anyway.

Where do I find a copy of my deed in Broward?

Recorded deeds are searchable through Broward County’s Records, Taxes and Treasury Division, linked on this page.

Do you buy in HOA and 55-and-over communities?

Yes. Tell us the community. If the association must approve buyers, we plan the timeline around it.

Do you buy older condos on the beach?

Yes. Send us the building, the dues and any assessment notices. We put it all in the written offer.

Who actually buys my house?

We either buy your house ourselves or bring in one of our investor partners to close. You'll know which before you sign, and the price in your contract doesn't change.

Do I pay any commission or fees?

We do not charge you a commission. Closing costs are spelled out in the written offer, so you know exactly what you walk away with before you sign.

Am I committed to anything if I ask for an offer?

No. Asking for an offer costs nothing and does not obligate you. Nothing is final until you sign a contract.
