What unincorporated means for a seller

Because Kendall has no city government of its own, Miami-Dade County is the one that issues permits, does code enforcement and keeps the records for your property. If you need to check past permits or open issues, you deal with the county, not a city hall. The wider area also includes neighboring communities, like Kendall Lakes and The Hammocks, that are separate places on the census map even though everyone calls it all Kendall.

For property records, start with the Miami-Dade Property Appraiser. Recorded deeds and liens are searchable through the Miami-Dade Clerk.

Houses, townhouses and condos of every decade

Kendall grew outward from the Dadeland area over several decades. Closer in, you see 1960s and 1970s ranch houses on larger lots. Further west, there are planned communities from the 1980s and 1990s with lakes, townhouses and HOA rules. Garden-style condo complexes are everywhere in between.

Each comes with its own issues. Older houses usually need systems and roofs. HOA communities can have fees, violation notices or approval requirements. Condo complexes can have assessments. We work through all of it in the offer.

If you are downsizing or moving away

If you have been in the same house a long time and are moving somewhere smaller or out of state, clearing out comes first. Doing that before a listing, on a showing schedule, is a big job. With us you take what you want, leave the rest, and pick a closing date that matches your move.

Selling in Kendall: questions

Is my house in Kendall or in a city?

Your folio on the Miami-Dade Property Appraiser site shows the municipality. If it says unincorporated Miami-Dade, the county is your local government.

My HOA has open violations on the house. Can I still sell?

Yes. Tell us what the notices say. We factor them in and do not ask you to fix them before closing.

Do you buy condos in older Kendall complexes?

Yes. Send us the complex name, the monthly dues and any assessments you know of.

Will you buy a house near Dadeland that needs everything?

Yes. Older ranch houses that need a roof, systems and a full interior are exactly what we look at. You do not need to fix or clear anything first.

Who actually buys my house?

We either buy your house ourselves or bring in one of our investor partners to close. You'll know which before you sign, and the price in your contract doesn't change.

Do I pay any commission or fees?

We do not charge you a commission. Closing costs are spelled out in the written offer, so you know exactly what you walk away with before you sign.

Am I committed to anything if I ask for an offer?

No. Asking for an offer costs nothing and does not obligate you. Nothing is final until you sign a contract.
