City of Boca, or West Boca?

Many homes with a Boca Raton mailing address are outside the city limits, in unincorporated Palm Beach County. The difference matters for permits, code enforcement and some taxes. Your property’s record on the Palm Beach County Property Appraiser site shows which one you are in.

For a sale to us it changes little. We make a written offer either way, and the title company handles the closing.

Villas, condos and country club communities

Much of Boca Raton’s housing was built from the 1970s through the 1990s in gated communities, golf and country club developments, and condo complexes, many of them age-restricted. Those communities bring their own layer: association dues, sometimes a club membership tied to the home, and approval rules for buyers.

If you are selling a parent’s villa or condo, or your own after many years, tell us the community name. We look at its rules and costs, and the offer reflects them.

Older houses in town

Closer to the coast and around downtown, there are older single-family houses, some from the 1950s and 1960s, many on larger lots. Original roofs, plumbing and electrical are common, and so are pools that need work. You do not need to touch any of it to sell to us.

How it works with us

You send the address and a few details. We look at the property and recent sales nearby, then send the offer in writing. A title company or closing attorney handles the closing, on the date you pick. If the community needs to approve the buyer, we start that early so it does not hold up your date.

Selling in Boca Raton: questions

My community has a mandatory club membership. Can you still buy?

Yes. Tell us the community and what the membership costs. We include it in the offer and the timeline.

I am handling a sale for my parent who moved to assisted living. What do you need?

Tell us who has authority to sign, for example under a power of attorney or as a guardian or personal representative. The title company confirms the documents needed for closing.

Do you buy condos that need a full renovation?

Yes. Dated kitchens, baths and floors are fine. We buy the unit as it is.

How do I know if my home is in the city or unincorporated?

Look up the parcel on the Palm Beach County Property Appraiser site. The record shows the municipality, or says unincorporated.

Who actually buys my house?

We either buy your house ourselves or bring in one of our investor partners to close. You'll know which before you sign, and the price in your contract doesn't change.

Do I pay any commission or fees?

We do not charge you a commission. Closing costs are spelled out in the written offer, so you know exactly what you walk away with before you sign.

Am I committed to anything if I ask for an offer?

No. Asking for an offer costs nothing and does not obligate you. Nothing is final until you sign a contract.
