FAQ
Questions, answered plainly
If something here is not clear, ask us. You should understand every part of a sale before you sign anything.
01
The offer
How do you decide what to offer?
We look at the house, its condition and recent sales nearby, then estimate what it needs and what it will cost to buy and hold it. You get the offer in writing, and you can ask us how we got there.
Will a cash offer be less than listing the house?
Often, yes. A house that is fixed up and listed on the open market can sell for more. What a cash offer gives you is no repairs, no showings, no agent commission and a closing date you pick. Our comparison page lays out both sides.
Am I committed to anything if I ask for an offer?
No. Asking costs nothing and does not obligate you. You can read the offer, think it over and say no. Nothing is final until you sign a contract.
Do you need to see the inside of the house?
We need to see it once, either on a walkthrough at a time that suits you or through photos and a video call. That is the only visit.
What kinds of houses do you buy?
Single-family houses, condos, townhouses and duplexes across Miami-Dade, Broward and Palm Beach counties, in any condition.
02
The process
Who actually buys my house?
We either buy your house ourselves or bring in one of our investor partners to close. You'll know which before you sign, and the price in your contract doesn't change.
What does assigning the contract mean?
It means we sign the purchase contract with you and then transfer our side of it to one of our investor partners, who closes on the house. Your price and terms stay the same, and you will know before you sign whether that is the plan.
Are you real estate agents?
No. We are a buyer. We do not list or market houses and we do not represent sellers. You are welcome to have your own attorney or agent read the contract before you sign.
How soon can we close?
You pick the closing date, and it goes in the contract. The title company also needs time to check the title, and it will tell us both if anything has to be sorted out first.
Who handles the closing?
A licensed title company or a closing attorney, like any other Florida sale. They check the title, prepare the documents, hold the money and pay out the sale. See how it works for every step.
03
Money and costs
Do I pay any commission or fees?
We do not charge you a commission or a fee for an offer. Closing costs, and who pays each one, are spelled out in the written offer, so you know what you walk away with before you sign.
What if I still owe money on the house?
That is common. Any mortgage or loan is paid off from the sale at closing by the title company, and you receive what is left.
How do I get paid?
The title company or closing attorney pays you at closing, usually by wire or check. They hold the money until closing, not us.
Do I need to fix or clean anything?
No. We buy the house as it is. Take what you want and leave the rest, as the written offer says.
04
Special situations
Can you buy a house that is still in probate?
We can make an offer while the estate is in progress. The closing waits until the person with legal authority to sell can sign. Our inherited house page explains more, and a probate attorney can tell you what applies to your family.
Can you buy a rental with tenants living in it?
Yes. We buy with tenants in place. Florida law says tenants’ security deposits and advance rent move to the new owner when a rental is sold. See our page for landlords.
Do you buy condos with special assessments?
Yes, subject to the association’s rules and any approval it requires. The written offer says who pays the assessment. Our condo page explains why assessments are common right now.
Can I sell if I already live out of state?
Yes. Most of it works by phone and email, and the title company can usually arrange for you to sign where you live.
Do you give legal or tax advice?
No. We are a buyer, not lawyers or accountants. For legal or tax questions about your sale, talk to a Florida attorney or a tax professional.
