Tired landlord

Done being a landlord? Sell the rental as it is.

Rentals wear people out: repair calls, turnovers, insurance renewals, the month the rent does not come in. If you are ready to stop, we can make a written cash offer on the property with tenants living there or with it empty.

  • A written cash offer
  • No repairs or cleaning
  • No showings
  • No agent commission charged to you
  • You pick the closing date

Your written offer is based on your house, after a short call.

You do not have to empty it first

Many landlords think a rental has to be vacant to sell. It does not have to be when you sell to us. We buy houses, condos, townhouses and duplexes with tenants in place.

We do not need to walk through every room on day one. We will work around your tenants for the one visit we need, and we will follow whatever notice your lease and Florida law require for entry.

What happens to the lease and the deposit

In general, selling a rental does not cancel the leases on it. The buyer takes the property subject to the tenancy, and the lease itself may say more about a sale, so read yours.

Florida law says that when a rental is sold, the security deposits and advance rent you hold for tenants move to the new owner, with any interest earned and an accounting. The title company or closing attorney usually handles that transfer at closing.

  • Bring a copy of each lease and any written changes
  • List each tenant’s deposit and any advance rent
  • Tell us about anything a tenant has reported that is not fixed

What we will not do

We do not give eviction advice, and we will not ask you to remove a tenant to make a sale work. If you are dealing with a dispute with a tenant, talk to a Florida landlord-tenant attorney.

We also will not tell your tenants about a sale before you do. When and how they hear about it is your call.

Worn units and deferred repairs

Years of tenants leave marks. We price the work in and buy the property as it is, so there is no make-ready, no fresh paint, and no last turnover.

If the property is in good shape, leased at market rent and you are not in a hurry, selling to another investor through a listing may bring a higher price. We will tell you that honestly, and you can compare it with our written offer.

Questions.

Can you buy my rental with tenants living in it?

Yes. We buy with tenants in place. The lease generally stays in place after the sale, and the deposits move to the new owner at closing.

Do my tenants have to agree to the sale?

Read your lease first, because it may have terms about a sale or about access to the unit. If anything is unclear, ask a Florida landlord-tenant attorney.

What about a tenant who is behind on rent?

Tell us up front. It goes into the written offer. We do not give eviction advice and will not ask you to remove anyone.

Do you buy more than one rental at a time?

We look at each property. Send us the addresses and we will talk through them together.
