Needs repairs
Sell the house as it is, repairs and all
Some houses need more than paint before they can be listed. If the repair list is the thing standing between you and selling, we can make a written cash offer on the house in the condition it is in today.
- A written cash offer
- No repairs or cleaning
- No showings
- No agent commission charged to you
- You pick the closing date

What “as-is” means with us
You do not fix, clean, paint or stage anything. We look at the house once, factor the work it needs into the offer, and put the number in writing.
We would rather know about problems than find them later, so tell us what you know: the roof leak, the slow drain, the room that smells after rain. It does not scare us off. It just goes into the math.
- Roofs near the end of their life
- Old electrical panels or wiring
- Plumbing leaks and water damage
- Dated kitchens and bathrooms
- Unfinished projects and permits you are unsure about
Why repairs matter so much in Florida
In Florida, a house that needs work can be hard to sell to a buyer with a mortgage, because that buyer usually needs homeowners insurance to close, and insurers look closely at older homes.
For example, Citizens Property Insurance says it requires a four-point inspection of the roof, electrical, plumbing and heating and cooling for homes more than 20 years old. Other insurers have their own rules. A wind mitigation inspection documents features like roof straps and shutters, and Florida law requires insurers’ rates to include discounts for wind mitigation features.
Roof age comes up most. Florida law says an insurer may not refuse a homeowner’s policy solely because a roof is less than 15 years old, and lets an owner of an older roof pay for an inspection before an insurer can require a replacement. Even so, an old roof can make insurance harder or costlier for the next owner.
None of that is your problem when you sell to us. We buy for cash, so the sale does not wait on a buyer’s lender or insurance approval.
The trade, said plainly
A cash offer on a house that needs work will be lower than what the same house could sell for after it is fixed. Repairs cost money and time, and we take on that cost and risk.
If you have the cash, the time and the patience to manage contractors, fixing it up and listing it may leave you with more. Our comparison page walks through both sides. If you would rather be done, we will show you our number and you can decide.

Questions.
Do I need to get inspections before you make an offer?
No. We look at the house ourselves. If you already have an inspection, a four-point or a roof report, share it and it will help us be accurate.
Will you buy a house with unpermitted work?
Tell us about it. We look at each house on its own, and anything that affects the price will be reflected in the written offer before you sign.
Do I have to fix things the inspection finds?
No. There is no repair list for you. The offer is for the house as it is.
Should I fix a few things first to get a higher offer?
Usually it is not worth it before selling to us, because we price in the work ourselves. Ask us before you spend money on repairs.
