Your written offer is based on your house, after a short call.

East Miramar: older houses, simple streets

The eastern part of Miramar, closer to US-441 and the Miami-Dade line, was built out from the 1950s through the 1970s. Expect concrete-block single-family houses, many with additions, original windows or an older roof. These are often long-held family homes or long-term rentals.

If yours needs work you do not want to pay for or manage, that is exactly the kind of house we buy.

West Miramar: newer homes with associations

West of I-75 and along Miramar Parkway, the city grew much later, with communities like Silver Lakes and Monarch Lakes and many townhouse developments. Those houses are newer, but they come with HOA dues, rules and sometimes association approvals.

Owners of newer houses sell for plenty of reasons: a job relocation, a divorce, a rental that stopped making sense. Whatever the reason, we can make you a written offer and close on a date you choose.

Know your numbers

Before you take any offer, look up your house on the Broward County Property Appraiser site. You can also check whether your community has recorded liens or association documents through Broward County Official Records. Then compare our offer with what a listing would cost you. Our comparison page shows both paths.

Rentals and tired landlords

Some Miramar houses and townhouses are rentals owned by people who bought years ago and no longer want to manage them. Turnovers, repairs between tenants and rising insurance add up. If you are ready to be done, we can buy with the current tenant in place or after they leave, whichever suits you, and you never pay for another make-ready.

Selling in Miramar: questions

I am relocating for work. Can you close after I move?

Yes. You pick the closing date, and you can usually sign remotely with a mobile notary.

Do you buy houses that are rented?

Yes. Tell us about the lease. We can buy with the tenant in place.

What if my house has an open permit?

Tell us what it is for. Open permits are common, and we factor them into the offer rather than asking you to close them out first.

Do you buy townhouses in west Miramar?

Yes. Send the community name and the monthly dues, plus any notices from the association. We work the dues and any approval step into the offer and the timeline.

Who actually buys my house?

We either buy your house ourselves or bring in one of our investor partners to close. You'll know which before you sign, and the price in your contract doesn't change.

Do I pay any commission or fees?

We do not charge you a commission. Closing costs are spelled out in the written offer, so you know exactly what you walk away with before you sign.

Am I committed to anything if I ask for an offer?

No. Asking for an offer costs nothing and does not obligate you. Nothing is final until you sign a contract.
